What Causes Moss on a Roof (and How to Remove It)
Moss on a roof starts as a few green patches in a shaded corner. It’s easy to ignore from the driveway and you’ll probably stop noticing it in time as it just becomes a normal part of your roof. However, give it a couple of years in South Carolina’s humidity and you’re looking at a thick mat of moss on asphalt shingles that hold in moisture against the surface every time it rains.
While a a think blanket of moss on your roof might work if you’re living in the Shire, you don’t. You live in the Lowcountry and it’s causing damage. Here’s what’s happening and how to stop it.

What Moss Actually Is (and What It Isn’t)
First, a quick clarification for anyone in the Lowcountry, especially if you just moved here: the draping, wispy growth hanging from trees is Spanish moss. It’s not a moss at all, but a bromeliad which is more closely related to a pineapple than to the green growth on your roof. It won’t colonize shingles so you don’t need to worry about it.
The moss on your roof is a different organism. One of the more common species found on roofs is Ceratodon purpureus, sometimes called fire moss or sidewalk moss. It spreads by spores and clings to your shingles with thread-like anchors called rhizoids.
Unlike roof algae (Gloeocapsa magma), which is responsible for black streaks, moss is visible and textured. It grows in green or yellow-green clumps, starting in shaded or north-facing areas and spreading outward from there. On a roof, it prefers the zones that stay wet the longest after rain.
Why Moss Grows on Roofs
Moss needs three things: shade, moisture, and a surface it can grip. Asphalt shingles, with their granule-textured surface and limestone-based composition, provide all three under the right conditions.
Shade is the primary driver of growth. North-facing roof slopes, areas under tree canopy, and sections overshadowed by dormers or chimneys stay wet longer after rain than sun-exposed sections. That extra wet time is what moss needs to take hold. South-facing slopes in full sun rarely develop moss problems even in humid climates.
Debris accumulation accelerates it. Leaves, pine needles, and organic matter that collect in roof valleys or pile up along ridges and gutters hold moisture and provide an organic substrate that moss can colonize. Clean gutters and clear valleys are a preventive factor, so you’ll want to keep those gutters clean.
The Lowcountry climate is nearly ideal for moss. Coastal SC has warm temperatures most of the year, high humidity, and regular rainfall. Morning humidity frequently exceeds 75% in peak summer months and regularly approaches 80%. Roofs in this climate don’t get the prolonged dry periods that would naturally inhibit moss growth the way they do in drier inland areas.
What Moss Does to a Roof
The reason to care about moss isn’t cosmetic, though the curb appeal hit is real. It’s what happens when moss stays wet and stays put.
Moss is extraordinarily good at retaining water. Botanical research on bryophytes has documented moisture retention rates of 108% to 2,070% of the plant’s dry weight, far beyond what the surface looks like it’s holding. That water sits directly against the shingle every time it rains, extending the wet period long past what the roof would see otherwise. (Oregon State Extension)
Persistent moisture drives granule degradation, accelerates the breakdown of the asphalt layer underneath, and over time can contribute to wood rot in the deck below. While specific claims that moss “roots” bore through shingles is debated, the moisture damage caused is well-documented, and that’s sufficient reason to address growth before it spreads.
The other risk is what tends to co-exist with moss is lichen. The same conditions that favor moss (persistent shade, moisture, and organic material) also favor lichen colonization. Lichen is a symbiotic organism formed from a fungus and algae, and it doesn’t need moss to establish. But roofs with heavy moss growth frequently also develop lichen, and lichen is a considerably harder problem to deal with. It physically roots into the shingle surface, and removing it often scars or cracks shingles. Addressing moss early helps keep lichen off the table as an issue.
Roof Moss Removal: Soft Washing vs. Pressure Washing
You’d inititally think that pressure washing is the obvious solution. Visible growth, high-pressure water, problem solved. The reality is more complicated however.
Moss that gets blasted by a pressure washer loses its visible bulk but leaves the rhizoid structure embedded in the granule layer of your shingles. The colony then regrows from those anchor points, often at a faster rate than before because the surface disturbance creates more grip points for new growth. The bigger problem is what pressure washing does to the shingles in the process: consumer units running at 1,300 to 2,800 PSI strip granules from the shingle surface. Granules are what give asphalt shingles their UV resistance, fire rating, and weatherproofing. Once they’re gone, they don’t come back. You ultimately end up reducing your roofs lifespan as a result.
ARMA, the Asphalt Roofing Manufacturers Association, recommends against pressure washing and specifies a chemical solution approach: a mixture of equal parts liquid chlorine bleach and water, applied at low pressure with adequate dwell time before a low-pressure rinse. (ARMA — Algae, Moss Prevention and Cleaning) That 50/50 ratio produces roughly 3% sodium hypochlorite at the surface, which is an effective biocidal concentration for moss treatment.
Soft washing is exactly this approach, done at a professional level. The sodium hypochlorite solution kills the moss organism including its rhizoid structures, preventing the rapid regrowth you’d get from mechanical removal alone. A surfactant in the mix slows runoff and helps the solution penetrate the growth rather than sheeting off immediately. This low application pressure helps protect your shingles granules. As a result, you get can completely kill the moss at the root instead of just a surface level removal.
By the way, it’s worth noting that most shingle manufacturer warranties specifically exclude damage caused by pressure washing. Soft washing bypasses that.
Keep in mind that after treatment, moss doesn’t disappear instantly. The growth dies over the following days to weeks and gradually loosens from the shingle as rain washes it away. If you clean a roof in early fall and see slow die-off through the winter, that’s the process working.
What Happens If You Leave It
Mild, early-stage growth on a small section of a shaded slope is unlikely to cause immediate structural damage. The problem is that moss spreads. An established colony spreads outward across the rest of the roof, both by airborne spores and by fragments that wash and splash across the slope, and can even seed neighboring properties. What starts as a patch in one shaded corner becomes a mat covering a full slope within a few seasons.
In coastal SC, untreated moss re-establishes within 2 to 5 years after removal. While the idea of having to do treatments every couple of years may sound like a waste of money, keep this cost comparison in mind: roof moss treatment via professional soft wash runs $300 to $800 for most homes, more for larger or steeper roofs. Replacing shingle sections damaged by years of untreated moisture retention runs into the thousands. Treating lichen that establishes within a moss colony is more expensive and less effective than removing the moss that allowed lichen to develop in the first place.
DIY vs. Hiring a Pro
If you’re dealing with light moss on a single-story home with a walkable pitch, you could take a DIY approach. You’d mix one part household bleach to one part water, plus a few ounces of dish soap per gallon as a surfactant. This produces roughly 3% SH at the surface. Using a garden sprayer to coat the moss for 15 to 20 minutes and then rinse at low pressure from ridge to eave. Make sure you pre-wet the plants below the roofline before you start so that you don’t harm them. Also one very important rule: never mix bleach with any ammonia-based cleaner. That combination produces chloramine gas.
That said, here’s where I’d draw the line on the DIY approach. If you have a two-story home, a steep pitch, or anything that requires you to stand on a wet, soapy roof, don’t take a chance. A professional soft wash runs $300 to $800 for most homes. That’s cheap compared to what a fall costs, medically or otherwise.
There’s also a concentration issue worth understanding. Household bleach runs 5 to 6% sodium hypochlorite. Professionals source 12.5% commercial-grade SH and can apply it more precisely. Heavy moss coverage may not get a clean kill from a single pass with diluted household product, especially when the mat is thick enough to shield the rhizoid layer from chemical contact. If you’ve treated a roof yourself and watched the moss come back in under a year, that’s likely what happened.
How the Removal Process Works
Before anything goes on the roof, the tech does a quick walkthrough, checking how far the moss has spread, whether any shingles are already damaged, and what’s nearby that needs protecting (plants, gutters, painted surfaces). Plants close to the house get rinsed with plain water first, and anything sensitive gets tarped. Diluted runoff is usually manageable when plants are pre-wet and rinsed afterward, but concentrated solution pooling around roots is where real damage happens.
Then a diluted bleach solution goes on at low pressure, starting from the ridge and working down. It sits for 15 to 30 minutes. Longer if the mat is thick. That dwell time is what actually kills the moss. When it’s time, the rinse runs ridge to eave, never sprayed upward under the shingles.
The roof won’t look spotless right after. Dead moss loosens and washes away over the following weeks as it rains. Some homeowners see it clearing within days; heavier coverage takes longer.
Prevention: Keeping Moss Off After Treatment
Will soft washing keep the moss from coming back?
Not permanently. Soft washing kills what’s there, but it doesn’t stop new spores from landing. In the Lowcountry’s humidity, re-establishment is likely without a preventive measure in place.
What’s the most common prevention method?
Zinc or copper strips installed below the ridge cap. Each rain event carries dissolved metal ions down the slope, which suppress moss germination. Zinc is cheaper; copper is more effective and stays active roughly 15 to 20 feet down the slope, while zinc covers about half that. Neither works retroactively on existing growth. What else helps?
Trim trees over the affected slope. Shade is the root cause — if a large tree is keeping your north-facing slope wet all day, chemical treatment alone is fighting an uphill battle. You’ll re-treat more often until the shade problem is addressed.
Keep gutters clear. Debris piling up at roof edges gives moss a foothold faster than a clean slope. The one most people skip.
If you’re already thinking about a new roof, specify algae-and-moss-resistant shingles with copper-coated granules. They continuously shed metal ions across the surface and are the most durable long-term fix for this climate.
How often will I need to re-treat?
Without prevention measures, plan on re-treating every 2 to 5 years in coastal SC. A heavily shaded, north-facing slope can need attention yearly. With zinc or copper strips in place, that typically stretches to 4 to 7 years. Mostly comes down to shade and how close the big trees are.
