Asphalt shingles cover roughly three-quarters of US homes. They’re also the roofing material most frequently damaged by improper cleaning. High-pressure water is the intuitive answer to roof stains, and it’s exactly what every major manufacturer says not to use. This covers how to clean asphalt shingles correctly — and what damages them.


What Gets on Asphalt Shingles

Asphalt shingles pick up four main types of biological and environmental growth, each with different causes and different removal requirements.

Black streaks (roof algae) are the most common complaint. The organism behind them is Gloeocapsa magma, a cyanobacterium that feeds on the limestone filler in modern fiberglass shingles. It produces a dark, UV-protective pigment that appears as long vertical streaks running down the roof slope. More common in warm, humid climates. Spreads via airborne spores between neighboring roofs.

Moss forms green or yellow-green clumps, concentrated in shaded or north-facing sections. It retains moisture against the shingle surface and creates conditions for accelerated granule breakdown over time.

Lichen looks like crusty, multi-colored patches and is the most damaging of the three. It physically roots into the shingle surface and is harder to remove without causing damage. Roofs with untreated algae or moss are more likely to develop lichen.

General dirt, debris, and pollution accumulate on shingles over time but are typically less damaging than biological growth. Standard rainfall handles most of this. When it doesn’t, low-pressure cleaning with water is usually sufficient.

Each type of growth has a different treatment need, which is why “just power wash it” is the wrong universal answer.

Regional note: In the Southeast US and Gulf Coast, roof algae is by far the dominant issue. The warm, humid climate is nearly ideal for it. The Pacific Northwest deals more heavily with moss. Lichen can occur anywhere but tends to follow established algae or moss growth. Knowing your region’s primary problem sets the right treatment expectations.


What Asphalt Shingles Are Made Of

Understanding why pressure washing damages shingles requires knowing what shingles are.

Modern fiberglass asphalt shingles are built in layers. A fiberglass mat forms the structural base. That mat is coated in asphalt, which provides waterproofing. On top of the asphalt sits a layer of mineral granules, typically crushed stone or ceramic-coated aggregate, that protects the asphalt from UV degradation, provides fire resistance, adds impact protection, and gives the shingle its color.

Those granules are what pressure washing destroys. They’re not embedded deeply. They sit in the asphalt surface layer, held by adhesion. High-pressure water at 1,500 to 3,000 PSI dislodges them. You can see this happen: check a gutter downspout after any roof gets pressure washed and you’ll find granule accumulation in the sediment.

Granule loss is not cosmetic. Once the granules are off a section of shingle, the asphalt underneath is directly exposed to sunlight, accelerating the oxidation that makes shingles brittle and crack. Lost granules don’t regrow. The damage is permanent, and it shortens the roof’s functional lifespan.


What ARMA Says

ARMA, the Asphalt Roofing Manufacturers Association, is the industry body that sets guidelines for asphalt roofing installation, maintenance, and cleaning. They have two separate statements on this worth knowing:

On pressure washing: “Never use a pressure washer to clean an asphalt shingle roof as this will cause granule loss and very likely premature failure of the roof system.”

On any mechanical cleaning: “DO NOT use a power washer or any type of brush or broom to clean algae from the roof surface. High-pressure washing systems are likely to damage asphalt roofing and should not be used to remove algae or for any other purpose.”

Their recommended cleaning method: a 50/50 mixture of laundry-strength liquid chlorine bleach and water, applied with a sprayer at low pressure, allowed to dwell for 15 to 20 minutes, then rinsed thoroughly with low-pressure water. (ARMA — Algae Discoloration of Roofs)

Warranty Implications

Most major shingle manufacturers include cleaning specifications in their warranty terms. Pressure washing typically voids the warranty.

GAF is one of the largest shingle manufacturers in North America. Their Smart Choice Protection Period covers manufacturing defects and includes language that manufacturer-specified maintenance guidelines must be followed. GAF’s published cleaning guidance aligns with ARMA’s recommendation: chemical cleaning, not pressure washing.

Owens Corning offers StreakGuard technology, which embeds copper-containing granules into the shingle surface to continuously inhibit algae growth. Their warranty, like GAF’s, excludes damage resulting from improper cleaning or maintenance methods.

CertainTeed takes the same position. Their published guidance makes clear that pressure washing damage is not covered under warranty, and their StreakFighter algae-resistant shingles are designed to work with low-pressure chemical cleaning, not pressure washing. The practical implication: if your roof is under a manufacturer warranty and it gets pressure washed, you forfeit warranty protection on those shingles. Soft Washing: How It Works on Asphalt Shingles

Soft washing applies ARMA’s chemical approach at a professional scale. When you soft wash roof shingles, the active ingredient is sodium hypochlorite (SH), the same compound in household bleach, used at a working concentration of 3 to 6% at the shingle surface. A surfactant is mixed in to extend dwell time and help the solution penetrate biological growth rather than running off the granule surface immediately.

Application pressure is typically 60 to 300 PSI at the nozzle. For comparison, a kitchen faucet runs at 40 to 60 PSI. The cleaning action is entirely chemical, not mechanical.

What this means for shingles: no granule displacement, no adhesive bond disruption, no forced water intrusion under shingle edges. The granule layer and asphalt below it remain intact. The organic growth is killed at the cellular level.

The sequence for a professional soft wash:

  1. Inspection: assess growth type, extent, and condition of existing shingles
  2. Vegetation protection: wet down plants below the roofline; bleach runoff will damage vegetation
  3. Solution application: from the ridge down, covering all affected areas fully
  4. Dwell time: 15 to 30 minutes; the chemical kill happens here, not during rinsing
  5. Low-pressure rinse: ridge to eave, never forcing water upward under shingle edges
  6. Post-treatment: dead organic growth washes away with subsequent rain over two to four weeks

What Cleaning Doesn’t Do

A few expectations worth calibrating:

Soft washing does not remove physical debris. Leaves, pine needles, and granule accumulation in gutters require separate maintenance. Those are gutter and debris-clearing jobs.

Results aren’t always immediate. Dead roof algae lightens gradually as rain removes the residue. A roof can look similar the day after cleaning and noticeably different two weeks later. That’s the process working, not a failed treatment.

Cleaning also does not restore worn shingles. If granules have already been lost from previous pressure washing or normal aging, a soft wash won’t reverse that. Shingles with visible balding, excessive granule accumulation in gutters, or surface cracking need a roofer’s inspection, not a cleaning crew. And biological growth returns over time regardless — in humid coastal climates like the Lowcountry, plan on re-treatment every two to three years without prevention in place.


DIY Asphalt Shingle Roof Cleaning

The ARMA-approved method is accessible as a DIY project for homeowners with a single-story home and walkable roof pitch.

Materials needed:

  • Household bleach (5 to 6% sodium hypochlorite)
  • Water
  • Dish soap or commercial surfactant
  • Garden sprayer (pump or backpack style)
  • Garden hose for rinsing
  • Safety footwear with grip, harness if available

Mix ratio: ARMA’s recommendation is 1:1 bleach to water. For a more conservative starting point, 1 part bleach to 2 or 3 parts water works, with a longer dwell time. Add 1 to 2 ounces of dish soap per gallon as surfactant.

Application: Spray from the ridge down, working in sections. Keep the solution wet; don’t let it dry on the shingles before rinsing. Pre-wet any plants below the roofline before applying and rinse them again after.

Rinsing: Use a garden hose at normal water pressure, working from the ridge down. Never angle the spray upward under shingles.

The most common DIY mistakes: using a pressure washer for the rinse (negates the whole approach), letting the solution dry before rinsing (can leave residue), and skipping plant protection (results in damaged landscaping).

If the roof is two stories, steeply pitched, or covered with significant growth, hire a professional. The chemistry is the same. The fall risk is not.


How Often Do Asphalt Shingles Need Cleaning?

There’s no fixed schedule, but some useful benchmarks:

In the humid Southeast, biological growth tends to return within 2 to 4 years of a thorough soft wash without prevention measures. In drier climates, intervals can stretch to 5 years or longer. If you’re seeing visible black streaks or moss starting in shaded sections, that’s your cue. Waiting until coverage is heavy makes removal harder and increases the risk of lichen establishing.

The better approach is inspection over schedule. Check the north-facing slopes and any sections under tree canopy each fall. Early-stage growth is easy to treat. A mat of established moss or a lichen colony is not.

Prevention: Reducing How Often You Clean

Cleaning is maintenance. Prevention is what reduces how often you need it.

Zinc strips installed along the ridge cap leach zinc ions down the roof with each rain, creating a biostatic film that inhibits algae and moss germination. They’re inexpensive, low-maintenance, and effective for 10 to 15 feet downslope from the ridge. Install after a cleaning, not on top of active growth.

Algae-resistant shingles with copper-containing granules — GAF StainGuard Plus, Owens Corning StreakGuard, CertainTeed StreakFighter — release metal ions continuously across the shingle surface. They carry manufacturer warranties specifically against algae discoloration, typically 10 to 25 years. If you’re re-roofing, specifying an AR shingle makes sense in this climate. They can’t be retrofitted — it’s a new-roof decision.

Tree trimming to reduce shade over affected slopes increases sun exposure and drying time, directly reducing the moisture conditions that favor biological growth.

Regular debris clearance from gutters, valleys, and roof surfaces removes the organic substrate that accelerates colonization.

When to Call a Professional

A professional soft wash makes sense when:

  • The home is two stories or has a steep pitch
  • Moss or lichen coverage is extensive
  • Previous DIY attempts haven’t held
  • The roof is under a manufacturer warranty (professional application creates a cleaner paper trail)
  • You don’t have safety equipment for roof work

Professional cost for asphalt shingle cleaning runs $300 to $800 for most homes, higher for large or steep roofs. That covers labor, professional-grade SH at effective concentration, equipment, and the liability that comes with working on roofs.
